air conditioning
Air conditioning is a system for cooling a property's air, a rare and often self-installed luxury in the Netherlands.
Garage voor twee auto's
A private two-car garage is a symbol of extreme luxury in the Netherlands and is virtually non-existent in the mainstream rental market.
A two-car garage is a fully enclosed, lockable space with a door wide enough for two vehicles to be parked side-by-side, or a deep garage for two cars in tandem. It provides not only shelter from the weather but also secure storage for vehicles and other belongings. In many parts of the world, particularly in car-dependent suburban cultures, a two-car garage is a standard feature for a family home. It represents a normal, middle-class amenity. In the Netherlands, however, the context is radically different, and this feature is elevated from a standard utility to a symbol of significant wealth and space.
For a tenant, the chance of encountering a rental property with a private two-car garage is practically zero. The reasons are rooted in Dutch urban planning and the scarcity of land. In cities, even high-end, newly built apartment complexes will, at best, offer the option to rent a single, often very tight, parking space in a shared underground garage for a steep additional monthly fee. The concept of a private, ground-level garage for one car is already a luxury; a two-car garage is an order of magnitude rarer. This feature is almost exclusively the domain of large, detached villas (vrijstaande villa's) in affluent suburbs or rural areas—the kind of properties that are rarely listed on the open rental market and, if they are, command astronomical rents. A tenant should view any listing that mentions a two-car garage as an extreme outlier, likely targeted at corporate expats or diplomats. It is not a feature that plays any meaningful role in the Dutch rental landscape for the average person.
