Energy label finder

Check a home's registered energy label before your viewing

Start with the exact address and understand what the label tells you.

Enter a Dutch postcode, house number and any apartment letter or suffix to look for a registered energy label in EP-Online. Review the matched address, label and registration dates, then see what to clarify with the landlord before a viewing. The label describes the home's calculated energy performance; it cannot tell you what your monthly bill will be.

Where does this home land on the scale?

Search an address to mark its registered class on the official scale, with the registration and expiry dates and the assessment figures behind it.

Energy label scalekWh/m² a year
  1. A++++≤ 0
  2. A+++≤ 50
  3. A++≤ 75
  4. A+≤ 105
  5. A≤ 160
  6. B≤ 190
  7. C≤ 250
  8. D≤ 290
  9. E≤ 335
  10. F≤ 380
  11. G> 380
Bounds are the primary fossil energy use per m² a year for labels registered since 2021 (NTA 8800). Older labels used a different method and stay valid until their end date.

What it means for renters

Why the energy label matters when you rent

The energy label (energielabel) is more than a line in the advert. It shows how efficient the building is on paper, it counts in the points system (woningwaarderingsstelsel) that caps the rent of regulated and mid-rent homes, and a landlord has to hand over a valid, registered label when a home is let to a new tenant. Check the class, the dates and the exact address before you sign, then use the result to ask better questions about heating, insulation and real energy costs.

It counts towards the maximum rent

In the points system (woningwaarderingsstelsel), the label adds or removes points. The total sets the legal maximum rent for regulated homes and, since July 2024, for mid-rent homes.

Valid for ten years

A registered label is valid for ten years. When a home is let to a new tenant, the landlord must provide a valid label, so an expired or missing one is worth raising before you sign.

Only the exact address counts

Letters and apartment suffixes matter. A label registered for a neighbouring unit is not the label of the home you are renting.

A label is not your energy bill

The class comes from a standardised calculation of the building, not from anyone's actual use. Your bill also depends on household size, habits, tariffs and fixed charges.

Questions to ask at your viewing

The label tells you how the building scores on paper. These questions fill in what it cannot: real consumption, heating and what you will pay each month.

  1. What were the recent annual gas and electricity consumption figures?

  2. How is the home heated, and what fixed charges apply?

  3. Are energy costs included in the rent, and can I see the current certificate?

  4. Has anything changed since the label was registered, such as insulation, new windows or a heat pump?

Energy label FAQ

Energy labels for renters, answered

Short answers to what renters ask most about Dutch energy labels, from the landlord's obligations to what the classes and numbers mean.

Does a landlord have to provide an energy label?

Yes. When a home is let to a new tenant, the landlord must hand over a valid energy label registered in EP-Online. The Human Environment and Transport Inspectorate (ILT) can fine landlords who do not.

How long is an energy label valid?

Ten years from the registration date. Labels registered before 2021 under the older method also stay valid until their own end date, after which the owner needs a new one to sell or let the home.

Does the energy label affect how much rent I can be charged?

For homes that fall under the points system, yes. The label is one of the scored items, and the total points set the maximum rent for regulated homes and, since 1 July 2024, for mid-rent homes. Free-sector rents above the mid-rent limit are not capped this way.

What do the classes and numbers mean?

Labels registered since 2021 use the NTA 8800 method. The class follows the calculated primary fossil energy use per square metre a year: A++++ is 0 kWh or less, A is up to 160 and G is above 380. It is a standardised calculation of the building, not a measurement of anyone's consumption.

What if the advert shows a different label from the register?

Ask the landlord or agent for the registered certificate of the exact home. A label can change after renovation, and adverts sometimes show an expired label or one for another unit.

Why does the finder not show a label for my address?

Check the postcode and the complete house number, including any letter or suffix. Rooms often share the address of the main home, and some homes simply have no registered label. That does not tell you whether a label is legally required, so ask the landlord for the current certificate.
