The term "townhouse" might conjure images of elegant, historic homes in cities like London or New York. In the Netherlands, this housing type has a much more common and quintessentially Dutch equivalent: the rijtjeshuis (literally, 'row house'). This is the backbone of Dutch family life, a symbol of middle-class suburbia. While it offers the allure of a private home with a garden, renting a rijtjeshuis comes with its own set of social rules, obligations, and architectural realities that are a world away from apartment living.
A townhouse, or rijtjeshuis, is a single-family home that is part of a continuous row, sharing side walls with its neighbors. They typically have two or three floors and a uniform appearance, a result of being built as part of a single development. The historic predecessors are the famous Amsterdam grachtenpanden (canal houses), which are tall, narrow townhouses whose design was dictated by 17th-century tax laws based on the width of the house's facade. However, the modern rijtjeshuis is a product of the 20th century's need for mass housing. They are most prevalent in post-war neighborhoods (naoorlogse wijken) and the sprawling, planned suburban developments from the 80s and 90s known as Vinex-wijken. These neighborhoods are characterized by their architectural uniformity, quiet streets, and family-oriented design. For a renter, this means you're not just renting a house; you're renting a spot in a tightly-knit, and sometimes nosy, community.
The layout of a rijtjeshuis is remarkably standard across the country. Understanding this template is key to knowing what to expect.
Renting a townhouse provides more space and privacy than an apartment, but it comes with a different set of challenges.
