An automatic sprinkler system (sproeisysteem or irrigatiesysteem) is an amenity that is almost entirely absent from the Dutch residential rental market. This is a feature associated with high-end, luxury villas or large, professionally managed estates, not with the typical terraced house (rijtjeswoning) or apartment garden. The Dutch climate, characterized by regular rainfall, generally makes complex irrigation systems unnecessary for the types of gardens found in most rental properties. If a rental listing, particularly for a standard family home, mentions a sprinkler system, it should be viewed as a highly unusual and potentially complicated feature. It was almost certainly installed by a previous owner with a passion for gardening and is unlikely to be a standard, landlord-supported amenity.
Given its rarity, any sprinkler system found in a rental property will almost certainly be provided in an 'as is' (zoals het is) condition. This means the landlord offers no guarantee of its functionality and will not be responsible for its maintenance or repair. The responsibility for understanding, operating, and maintaining the system will fall entirely on the tenant. This can be a significant hidden burden. The tenant will need to learn how to program the controller, adjust the sprinkler heads, and, most importantly, perform the annual winterization process. This involves shutting off the water supply and using compressed air to blow out all the water from the pipes to prevent them from freezing and bursting during the winter. Failure to do this correctly can lead to expensive damage, for which the tenant could be held liable. For the average tenant, a simple garden hose (tuinslang) is a far more practical and less risky solution.
Instead of being seen as a desirable luxury, a sprinkler system in a rental should be approached with caution. Does it even work? When was it last serviced? Who is responsible for the water bill associated with its use? Is there a manual or instructions for its operation? More often than not, a feature like this is a relic left by a previous occupant that the current landlord knows little about. It may be more trouble than it's worth, a complex system waiting to break down. A prospective tenant should clarify the landlord's expectations regarding the system's upkeep before signing a lease. If the landlord expects you to maintain it, and you have no experience with such systems, it may be wiser to request that it be professionally decommissioned or simply ignore its existence altogether.
