The term gestoffeerd, often translated as 'semi-furnished' or 'upholstered', describes the most common state in which a property is rented out on the Dutch market. It represents a baseline standard that is often misunderstood by expats who are used to a clear distinction between fully furnished and completely bare. A gestoffeerd apartment is not empty. It includes all the essential 'fixtures and coverings' that are attached to the property. This means you can expect to find a proper floor (laminate, wood, or carpet), curtains or blinds, and often, ceiling lights in every room. The kitchen will be equipped with standard built-in appliances like a stove, extractor hood, and often a refrigerator and dishwasher. The bathroom is, of course, fully fitted.
What a gestoffeerd property explicitly does not include is any movable furniture. There will be no bed, sofa, dining table, chairs, closets, or smaller items like kitchenware or linens. It is essentially a complete, finished 'shell' waiting for the tenant to bring in their own personal furniture and belongings. This is the default state for the vast majority of long-term rentals in the Netherlands. The alternative, a truly bare or 'shell' (kaal) rental with concrete floors and no fixtures, is rare and typically only for properties that are for sale or require total renovation.
Renting a gestoffeerd property has significant practical and financial implications for a new tenant. On the one hand, it offers a blank canvas, allowing you to furnish the home to your own taste and style. On the other, it necessitates a substantial upfront investment in furniture, which can be a major challenge for expats arriving with just a few suitcases. This reality has fueled the rise of furniture rental companies, which offer a convenient but expensive solution to this problem. The cost and logistics of furnishing a gestoffeerd apartment are a critical part of the move-in budget that should not be underestimated.
When viewing a gestoffeerd property, it's crucial to clarify what is included. While flooring and curtains are standard, some items can fall into a gray area. For instance, is the washing machine included, or was it the property of the previous tenant? Are the standalone closets in the bedroom staying? These items are often subject to a separate, one-time purchase from the departing tenant (overnamekosten). Never assume something is included unless it is explicitly listed in the rental contract. The concept of gestoffeerd provides a consistent baseline, but careful verification is always required.
