Recessed lighting, known in the Netherlands as inbouwspots, has become a staple of modern and recently renovated apartments. These light fixtures are set into a hollow opening in the ceiling, so that the bulb and housing are flush with the ceiling plane. This creates a clean, minimalist aesthetic and provides broad, general illumination without the visual clutter of hanging fixtures. They are most commonly found in kitchens, bathrooms, and hallways, where functional, bright light is a priority. Their presence often indicates that a property has been updated to a modern standard, as installing them typically requires a suspended ceiling (verlaagd plafond), which is often part of a larger renovation project. While they are a desirable feature, the quality of both the installation and the light itself can vary dramatically.
The biggest variable with recessed lighting is the quality of the light it produces. Older installations might use halogen bulbs, which consume a lot of energy and get very hot. Modern setups use LEDs, which are far more efficient. However, the color temperature and beam angle of the bulbs are critical. Harsh, cool-white (koud wit) LEDs with a narrow beam can create an unpleasant, clinical atmosphere with sharp shadows, like an operating theatre. Softer, warm-white (warm wit) bulbs with a wider beam angle create a much more inviting ambiance. It is also important to clarify responsibility: the landlord is responsible for the fixture itself (the housing, the wiring, the transformer). The tenant is typically responsible for replacing the bulbs (lampjes or lichtbronnen) when they burn out, just as with any other light fixture.
While recessed lighting offers a clean look, it comes with a significant lack of flexibility. Once installed, the position of the lights is fixed. You cannot move a spotlight to illuminate a different area or change the overall lighting scheme without significant construction work. This can be a problem if the lights are poorly placed, creating dark corners or casting annoying glare on a TV or computer screen. Another issue can be maintenance. While changing a standard screw-in LED spot is easy, some integrated LED fixtures don't have a replaceable bulb. In these cases, the entire fixture must be replaced by an electrician when it fails, which is the landlord's responsibility but can be a major inconvenience. Therefore, a tenant should see recessed lighting as a clean but rigid feature, and pay close attention to its placement and the quality of light during a viewing.
