Quartz countertops, known in the Netherlands more commonly as composite countertops (composiet aanrechtbladen), are an engineered product made by combining crushed natural quartz crystals with polymer resins and pigments. This material has largely supplanted granite as the standard for new, high-end kitchens. Its popularity stems from its superior practical qualities: it is non-porous, meaning it is highly resistant to staining and does not require sealing. It is also extremely hard and durable, resisting scratches and chips better than many natural stones. The manufacturing process allows for a wide range of consistent colors and patterns, from minimalist solid whites to designs that mimic natural marble.
While quartz is exceptionally durable, a tenant must not mistake this for indestructibility. Its primary vulnerability is to high heat; placing a very hot pot or pan directly from the stove onto the surface can cause thermal shock, leading to discoloration or even cracking. Furthermore, while it is scratch-resistant, it is not scratch-proof, and a severe impact from a heavy object can cause a chip. The critical issue for a tenant is that quartz is extremely difficult, and often impossible, to repair effectively. A scorch mark or a significant chip cannot simply be polished out. This means that any serious damage caused by the tenant, even accidentally, could result in the landlord demanding the replacement of the entire countertop slab—a cost that can run into thousands of euros and would likely be deducted from the security deposit. The durability of quartz is a benefit, but its lack of repairability makes it a high-stakes feature for any tenant.
