A private patio (privéterras) is a feature almost exclusively associated with ground-floor apartments (benedenwoningen) or modern residential complexes. It is essentially a paved or decked area that serves as the apartment's dedicated outdoor space. Unlike a garden, which is typically composed of lawn and soil, a patio is a hardscaped surface intended for outdoor furniture, dining, and container gardening. It offers the key advantage of ground-level access without the significant maintenance burden that comes with a full garden. For many tenants, a well-sized patio is the ideal compromise, providing ample space for outdoor living with minimal upkeep required. However, the term 'private' can be highly subjective and requires a critical assessment during a viewing.
The level of privacy on a patio can vary dramatically. In some cases, the patio is fully enclosed by high fences (schuttingen) or dense hedges, offering a genuine sense of seclusion. More commonly, especially in larger new-build complexes, a 'private' patio might be a designated area within a larger communal garden, separated from the neighbors' patios by nothing more than a low, symbolic hedge or a small planter. In these situations, you will have a clear view of your neighbors and they will have a clear view of you, offering very little acoustic or visual privacy. When viewing a property, it is essential to gauge the real level of privacy. Stand on the patio and look around. How close are the neighbors? Can people from upper floors look directly down onto your space? What appears 'private' on a floor plan can feel very public in reality.
While a patio is generally low-maintenance compared to a garden, the tenant still has responsibilities. The rental agreement or VvE (Owners' Association) rules will typically stipulate that the tenant must keep the patio clean, tidy, and free of weeds growing between the paving stones. The landlord or VvE is responsible for the structural integrity of the paving or decking itself. As with balconies, there will likely be rules governing the use of the patio. These can include restrictions on barbecuing, the installation of permanent structures (like a pergola), or noise levels after a certain hour. A patio offers more freedom than a balcony, but it is still a space that is subject to the rules of the collective building.
