Landlords are under no general legal obligation to provide parking for their tenants. The availability of a dedicated parking spot is a specific feature of a property that will be clearly advertised and will come at a significant extra cost, almost always through a separate rental agreement. When searching for a rental, you should assume that parking is not included unless the listing explicitly states otherwise.
If parking is offered, it can come in several forms, each with different levels of security and convenience. 1. Underground/Multi-story Garage: This is common in modern apartment complexes. You may be assigned a specific, numbered parking spot (vaste parkeerplaats). 2. Private Outdoor Lot: Some buildings have a private, enclosed parking lot for residents. Access is usually controlled by a barrier. 3. Garagebox: This is a private, fully enclosed, and lockable single-car garage. It offers the highest level of security and also provides extra storage space, making it the most expensive option.
It is essential to clarify the terms of the parking provision in writing. If a parking space is part of the deal, it is often rented under a separate contract from the apartment itself. This contract will specify the monthly fee, the notice period for termination (which may differ from your apartment lease), and the rules of use. Never assume a verbal promise of a parking space is sufficient. It must be in the contract. If it's not specified, you don't have a legal right to it. The provision of a parking space is a commercial agreement, separate from the basic right to housing.
