air conditioning
Air conditioning is a system for cooling a property's air, a rare and often self-installed luxury in the Netherlands.
washok
A laundry room is a space or small room dedicated exclusively to washing, drying, and organizing laundry.
A dedicated laundry room, or washok, is a significant luxury in the Netherlands and should be considered an exceptional feature rather than a standard expectation. Due to the high premium on living space, especially in urban areas, very few architectural designs for apartments or even family homes allocate square footage to a room used solely for laundry. When a rental listing prominently features a 'laundry room', it is often a major selling point. In most cases, what is described as a washok is not a spacious room for washing and folding, but rather a small, purpose-built closet or oversized cupboard. This space will typically be just large enough to house a stacked washer and dryer and perhaps a shelf for detergents. While this is still a desirable feature—as it hides the appliances and contains the noise—tenants should manage their expectations and not envision a large, American-style laundry room with countertops and a sink.
It is critical to understand the hierarchy of laundry facilities in the Netherlands. At the bottom is the most common setup: a simple wasmachineaansluiting (washer/dryer hookup) located in an existing space, usually the bathroom or kitchen. A step up from that is the multi-purpose utility room (bijkeuken), which houses laundry appliances alongside other functions. The dedicated washok sits at the top of this hierarchy. Its sole purpose is laundry, meaning it is specifically designed with the necessary plumbing, ventilation, and electrical connections in one contained space. Its primary benefit is organizational and acoustic; it keeps the clutter and noise of laundry separate from the main living areas. A skeptical viewer should always question the term: is it a genuine, well-ventilated room, or is it just a dark, unventilated cupboard where a previous tenant crammed a washing machine?
If a property boasts a washok, tenants should inspect it with a practical eye. Ventilation is the most critical factor. A small, enclosed space with a running dryer can become extremely humid, leading to mold (schimmel) if there isn't proper mechanical ventilation or a window. Space and layout are also key. Is there enough room to comfortably stack a standard washer and dryer? Dutch efficiency often means these spaces are built with precise, unforgiving dimensions. Is there any additional functional space, such as a shelf for supplies or a spot to place a laundry basket? A well-designed washok is a fantastic feature, but a poorly planned one can be more of a frustration than a convenience, offering little advantage over a hookup in the bathroom.
