A Juliet balcony, or Frans balkon (French balcony), is a feature that requires careful management of expectations. It is, in essence, not a balcony at all. It consists of a set of full-length doors or windows that open inwards, with a protective railing or balustrade fixed to the exterior wall immediately in front of the opening. There is no platform or floor to step out onto. Its purpose is purely for safety, allowing residents to open a large aperture to the outside for fresh air and light, creating the feeling of a balcony without the structural complexity or space of a real one. Real estate agents often list a 'French balcony' under the 'outdoor space' category, which can be highly misleading for prospective tenants who are envisioning a space for a chair and a coffee. A skeptical tenant should always clarify: does the property have a true balcony or just a Frans balkon?
The genuine benefits of a Juliet balcony are limited but not non-existent. It allows a room to have floor-to-ceiling windows that can be fully opened, which is excellent for ventilation and creating a sense of openness on a warm day. Leaning on the railing and looking out can be pleasant, and it's a convenient spot for shaking out a rug or airing out bedding. It can also be a good place for a few small, hanging flower pots to add some greenery to the facade. However, it offers zero functional outdoor living space. You cannot place furniture on it, you cannot stand on it, and you certainly cannot host a friend on it. It is an architectural detail, an aesthetic feature that provides air and light, but it should never be confused with actual, usable square meters of outdoor space.
The prevalence of the Frans balkon in Dutch cities is a result of planning regulations and architectural compromises. In dense urban environments, constructing traditional cantilevered balconies on every apartment might not be permitted due to aesthetic guidelines, rights to light for neighbors, or safety regulations concerning the space above the public pavement. The Juliet balcony offers a cost-effective and legally simpler way to provide the amenities of a large, openable window without the structural and regulatory challenges of a true balcony. It's a compromise that adds a desirable feature to an apartment's interior environment while having a minimal impact on the building's exterior.
