Isolatieglas (insulation glass) is the general term for multi-pane glazing designed to have a higher insulating value than standard glass. In the context of Dutch rental properties, this term is most often used to refer to High-Efficiency (Hoog Rendement - HR) glass. This is not the same as the old-style, simple double glazing (dubbel glas) that became common in the 1980s. Modern HR glass represents a significant technological improvement and has a profound impact on a home's energy consumption, comfort, and its official Energielabel.
High-Efficiency glass achieves its superior performance through two key features: the space between the glass panes is filled with an inert gas (like Argon) instead of just air, and one of the inner glass surfaces has a transparent, heat-reflecting metallic coating. There are several grades, and a tenant can often identify the type by looking for a code printed in the metal spacer bar between the panes:
The difference between living in a home with old dubbel glas versus modern HR++ is enormous. A property with only single glass (enkel glas) or old double glazing will be cold, prone to drafts and condensation in the winter, and will require significantly more gas to heat, leading to much higher utility bills. A property with HR++ glass will be noticeably warmer, more comfortable, and cheaper to run. When viewing a property, a savvy tenant should not just ask "is it double glazed?", but specifically inquire about the HR rating. It is one of the most important indicators of the property's true year-round cost and comfort level.
