While 'washer/dryer hookup' is the standard, 'in-unit laundry' signifies a significant upgrade: the physical appliances—a washing machine (wasmachine) and sometimes a dryer (droger)—are present in the apartment and included in the rent. This is a relatively uncommon feature in the mainstream Dutch rental market, especially for unfurnished (gestoffeerd) properties where the norm is for tenants to bring their own major appliances. In-unit laundry is most frequently found in two specific segments: fully furnished (gemeubileerd) apartments that are marketed towards short-term corporate lets, international students, and expatriates, and high-end, new-build complexes offering premium service. For landlords targeting the expat market, including laundry appliances is a key convenience feature that justifies a higher rent and makes the property 'turn-key' ready. For the average Dutch renter looking for a long-term unfurnished home, finding a property that includes a washer and dryer is the exception, not the rule.
Having the laundry appliances provided by the landlord creates a different dynamic of responsibility. The primary advantage for the tenant is the saved cost and hassle of buying, moving, and installing heavy machines. The landlord is the owner of the appliances and is therefore responsible for their maintenance and repair in case of breakdown due to normal wear and tear. If the washing machine stops working, the tenant reports it to the landlord as a defect (gebrek), and the landlord must arrange for a technician to fix it. However, this is where the skeptical view comes in. How quickly will the landlord act? A tenant could be left without laundry facilities for weeks while waiting for a repair. Furthermore, the tenant is responsible for damage caused by misuse (oneigenlijk gebruik), such as overloading the machine or failing to clean the dryer's lint filter. The quality of the provided machines can also be an issue; landlords will often install basic, budget models rather than high-end, efficient ones.
If a rental is advertised with in-unit laundry, it is absolutely essential to verify the specifics in the rental contract (huurovereenkomst). The contract should explicitly list the washing machine and dryer as part of the rented property. Sometimes, appliances are 'left behind' by a previous tenant and offered for the new tenant to use 'as is' (om niet), without any guarantee or maintenance obligation from the landlord. This is a very different situation. In this case, if the machine breaks, it's the new tenant's problem to fix or replace it. A proper rental agreement will state that the landlord is the owner and responsible for major repairs. Before signing, tenants should also test the appliances to ensure they are in good working order. Taking a photo of the machines and any existing cosmetic damage is also a wise move to avoid disputes over the security deposit later.
