The ability to close a door provides acoustic and visual privacy, allowing for confidential phone calls, focused concentration, and, crucially, the mental separation of work life and home life at the end of the day. In the post-pandemic era of widespread remote work, apartments with an extra small room that can function as an office are in extremely high demand and often command a significant rent premium. This room is often a former small bedroom (slaapkamer), sometimes just large enough for a single bed, which has been repurposed as a workspace.
When a rental listing advertises a home office, tenants should critically assess its genuine usability. The size can vary dramatically. Some are genuinely spacious, while others are little more than a windowless box (inpandige berging) that technically counts as a room. Key questions to ask during a viewing include: Is the room large enough for a proper desk, an ergonomic chair, and some storage? Does it have a window for natural light and ventilation, which is crucial for well-being during a long workday? Are there sufficient electrical outlets and a convenient internet connection point? Be wary of listings that stretch the definition. An 'office/guest room' might sound versatile, but could be too small to function effectively as both. The quality of the space matters just as much as its existence.
For renters who are self-employed (ZZP'er), having a dedicated home office can have tax implications, although the rules are notoriously strict. To be able to deduct the costs of a home office from your taxes, the workspace must typically have its own separate entrance from the outside and its own sanitary facilities, a standard that is almost impossible for a room within a rental apartment to meet. Therefore, most tenants working from home cannot claim a tax deduction for their workspace. Furthermore, while using a room as a home office for personal work is standard, tenants should check their rental agreement for any clauses that might prohibit running a business from the property, especially one that involves receiving clients or customers at home. While this is rarely an issue for typical office-based remote work, it is always wise to be aware of the contractual limitations.
