A gasaansluiting, or gas connection, is the infrastructure that delivers natural gas from the public grid to a property. For decades, this has been the standard method for providing energy for the two most energy-intensive functions in a Dutch home: central heating (centrale verwarming or CV) and the production of hot water, typically via a CV-ketel (combi boiler). In many homes, it also provides the fuel for the kitchen hob. The physical connection itself, including the main pipe and the gas meter (gasmeter), is owned and maintained by a regional network operator (netbeheerder) like Liander or Stedin. The tenant or owner does not own the connection, they simply have the right to use it.
When a tenant moves into a property with a gas connection, they must sign a contract with a commercial energy supplier (energieleverancier). This supplier handles the billing for the gas consumed, while paying a fee to the network operator for using their grid. The tenant provides the meter reading at the start of the tenancy to their chosen supplier to initiate the contract. Understanding the state of the gasaansluiting and the associated equipment is crucial. During a viewing, a savvy tenant should always ask to see the CV-ketel. Look for a sticker indicating its last service date. An old, poorly maintained boiler is less efficient (meaning higher bills) and is more likely to break down, potentially leaving you without heating in the middle of winter.
The gasaansluiting is currently at the center of a massive national energy transition. As part of its climate goals, the Dutch government is committed to phasing out the use of natural gas for residential heating. This means that newly built homes are no longer connected to the gas grid. Instead, they use alternative heating solutions like heat pumps (warmtepompen) or a connection to a district heating network (stadsverwarming). For existing rental properties, this transition is a slower and more complex process. Landlords are being encouraged, and in some cases subsidized, to improve insulation and switch to gas-free heating systems when major renovations are due.
This transition has direct consequences for tenants. While a gas-free home is better for the environment, the alternative systems can have their own issues. District heating, for instance, operates as a local monopoly with no choice of supplier, leading to frequent complaints about high costs and a lack of transparency. For tenants in older, gas-heated properties, the push for sustainability may lead to landlords undertaking major, disruptive renovations. While this can result in a more comfortable and energy-efficient home, it can also lead to significant rent increases to pay for the investment. The humble gasaansluiting, long a standard feature of every home, is now a key piece in the complex puzzle of making the Dutch housing stock sustainable.
