Exposed brick is an interior design feature where the structural brickwork of a wall (schoon metselwerk) is intentionally left visible, rather than being covered with plaster or drywall (stucwerk). It's a popular choice in renovations of older buildings, particularly in former industrial spaces like warehouses or schools, to create a 'loft' or 'industrial' aesthetic. The raw texture and warm colours of the brick are used to add character and a sense of historical authenticity to a space. It is a deliberate design statement, meant to contrast with the sleek, smooth surfaces of a modern interior. In some cases, it can reveal the beautiful, original craftsmanship of the building's construction.
While stylish, an exposed brick wall can be a practical nightmare for a tenant. Its biggest drawback in the Dutch climate is its poor thermal performance. Brick is a poor insulator, and an uninsulated exterior brick wall will be a major source of heat loss, making the room feel cold and drafty and significantly increasing heating bills. The rough, porous surface of the brick is also a natural dust trap and can be very difficult to clean. Over time, old brick and mortar can crumble, creating a persistent fine dust in the room. Furthermore, the dark, light-absorbing nature of brick can make a room feel significantly darker, a real disadvantage during the often-grey Dutch seasons. Simple tasks like hanging pictures or shelves become a major undertaking requiring a drill and special plugs. A tenant should be skeptical of this feature, recognizing that it often prioritizes a fleeting design trend over fundamental aspects of comfort, energy efficiency, and practicality.
