This is why built-in ethernet wiring, known in the Netherlands as UTP-bekabeling or netwerkbekabeling, is an increasingly important and valuable feature in a rental property. This system consists of data cables (similar to phone lines but with higher capacity) that run through the walls from a central point—usually the meter cupboard (meterkast) where the internet connection enters the home—to ethernet wall sockets (UTP-aansluiting) in key rooms like the living room, office, and bedrooms. This allows a tenant to connect devices like computers, smart TVs, and gaming consoles directly to the router with a cable, providing a significantly faster, more stable, and more secure connection than Wi-Fi.
The presence of built-in ethernet wiring is often a strong indicator of a recent, high-quality new build or a thorough renovation. It shows that the developer or landlord has invested in future-proofing the property for modern digital life. In older properties, it is very rare to find this feature unless a previous tenant has installed it. When viewing a property, you should actively look for these wall sockets, which look similar to telephone jacks but are slightly wider. Note their locations and how many there are. A single port in the living room is good, but multiple ports in several rooms is the gold standard. A central patch panel in the meterkast, where all the cables come together, is a sign of a professional installation.
The primary benefit of ethernet wiring is performance. It eliminates Wi-Fi dead spots and provides the full speed of your internet subscription directly to your device, which is essential for video conferencing, online gaming, and large file transfers. While the landlord is responsible for the integrity of the in-wall wiring and the wall sockets, the tenant is responsible for the rest of the setup. This includes providing their own router, switches (if more ports are needed), and the patch cables to connect their devices to the wall sockets. The system provides the infrastructure, but the tenant must activate and use it. In a modern rental market, the absence of UTP wiring is not a deal-breaker, but its presence is a significant, practical advantage.
