An 'energetische renovatie' is a renovation focused specifically on improving a home's energy efficiency to reduce consumption and improve comfort.
An energetische renovatie (energetic renovation) is a major upgrade of a property with the primary goal of improving its energy performance. Unlike a standard renovation that might focus on a new kitchen or bathroom, an energetic renovation targets the building's core components—its 'skin' and its systems—to make it more sustainable. The key objectives are to drastically reduce the amount of energy needed for heating, improve the home's official energy label, lower CO2 emissions, and increase the thermal comfort for the occupants. This type of renovation is a cornerstone of the Dutch government's strategy to make the entire housing stock climate-neutral by 2050.
The most common measures in an energetic renovation include adding high-grade insulation to the roof, walls, and floor; replacing old windows with HR++ or triple glazing; installing advanced mechanical ventilation systems; and replacing outdated gas boilers with efficient alternatives like a hybrid or fully electric heat pump. For tenants, especially in the social housing sector, these projects are a double-edged sword. On one hand, they result in a more comfortable home with significantly lower energy bills. On the other, the renovation process itself can be extremely disruptive, lasting for weeks or months. Furthermore, landlords are legally permitted to request a rent increase following such a significant investment. The central question for tenants is always whether the proposed rent increase is fairly offset by the promised savings on their energy bill—a frequent point of negotiation and sometimes disputes.
