An elektriciteitsaansluiting is the physical link between a property and the national electricity grid. This connection, terminating in the electricity meter (elektriciteitsmeter) within the meterkast (meter cupboard), is the gateway for all the power used in a home. The physical infrastructure, including the cables in the street and the meter itself, is the property of a regional network operator (netbeheerder). However, the actual supply of the electricity that flows through these cables is a competitive market. This means that while you cannot choose your network operator, you have full freedom to choose your energieleverancier (energy supplier).
Upon moving in, a tenant must take a reading from the electricity meter and provide it to their chosen supplier to start a contract. Modern properties are increasingly equipped with a 'smart meter' (slimme meter) that automatically transmits readings to the network operator, eliminating the need for manual readings. The supplier pays the network operator a fee for using the grid, a cost which is passed on to the consumer as part of their bill. The monthly bill is typically an advance payment (voorschot), with an annual settlement (jaarafrekening) based on the year's actual consumption. Choosing the right supplier and contract type (fixed rate, variable rate, green energy) can have a significant impact on monthly expenses.
An often-overlooked aspect of the elektriciteitsaansluiting is its capacity. A standard connection in a Dutch home is designed to handle the load of typical household appliances. However, with the ongoing energy transition, the demands on these connections are increasing dramatically. The rise of electric vehicle charging stations, all-electric cooking (induction hobs replacing gas), and the installation of heat pumps are putting a much heavier strain on the residential grid. In older properties, the existing connection and the electrical panel (groepenkast) may not have sufficient capacity to handle these modern, high-draw appliances.
A tenant considering renting a property advertised as 'gas-free' should be skeptical and inquire about the capacity of the electrical connection. An under-powered connection can lead to tripped circuits and the inability to use multiple heavy appliances simultaneously. While upgrading the connection is the landlord's responsibility, it can be a complex and costly process. Furthermore, the national electricity grid itself is facing capacity challenges in many areas, meaning that even if a landlord wants to upgrade a connection, the network operator may not be able to facilitate it immediately. The once-simple elektriciteitsaansluiting has become a key factor in the feasibility and comfort of modern, sustainable living.
