It represents a middle ground between a completely bare property and a fully furnished one. A gestoffeerd apartment is ready for a tenant to move in with their own furniture, without needing to undertake major projects like laying floors or installing light fixtures. What's Included? Fixtures, Not Furniture
A gestoffeerd lease means the property is rented out with all the essential 'fixtures' (stoffering) included. This typically covers: 1. Flooring: There will be a proper floor throughout the apartment, such as laminate, wood, PVC, or carpet. You will not be met with a bare concrete subfloor. 2. Window Coverings: The windows will be fitted with curtains, blinds (rolgordijnen, luxaflex), or shades. 3. Wall Finishes: The walls will be properly finished and painted, usually in a neutral color. 4. Basic Lighting: There will be basic light fixtures (e.g., simple ceiling lights) installed at the main electrical points (lichtpunten).
