'Semi-furnished' is the most accurate English translation for the Dutch term gestoffeerd, which describes the standard state of delivery for most properties in the free rental sector (vrije sector). It represents a middle ground between a completely bare property and a fully furnished one. A gestoffeerd apartment is ready for a tenant to move in with their own furniture, without needing to undertake major projects like laying floors or installing light fixtures. Understanding this term is crucial for managing expectations when renting in the Netherlands.
A gestoffeerd lease means the property is rented out with all the essential 'fixtures' (stoffering) included. This typically covers: 1. Flooring: There will be a proper floor throughout the apartment, such as laminate, wood, PVC, or carpet. You will not be met with a bare concrete subfloor. 2. Window Coverings: The windows will be fitted with curtains, blinds (rolgordijnen, luxaflex), or shades. 3. Wall Finishes: The walls will be properly finished and painted, usually in a neutral color. 4. Basic Lighting: There will be basic light fixtures (e.g., simple ceiling lights) installed at the main electrical points (lichtpunten). What it does not include is any movable furniture (meubels) like a sofa, bed, table, chairs, or wardrobe, nor does it typically include appliances like a washing machine or television (though a fully fitted kitchen is standard).
It's vital to distinguish gestoffeerd from the other two common states of delivery. Kaal (Bare): This is a bare shell. It often has no flooring, no curtains, and only capped wires in the ceiling where light fixtures should be. It requires significant investment from the tenant to become habitable and is more common in the social housing sector. Gemeubileerd (Furnished): This is a fully equipped property that includes all the fixtures of a gestoffeerd place, plus all the necessary furniture, kitchenware, and often appliances. A gestoffeerd property provides the perfect canvas for tenants who have their own furniture and want to make a place their own.
