A periodic lease, legally known in the Netherlands as a huurcontract voor onbepaalde tijd (contract for an indefinite period), is the most secure and, for many, the most desirable type of rental agreement a tenant can have. Unlike a fixed-term lease, it has no predetermined end date. It operates on a rolling basis, continuing indefinitely until the tenant decides to terminate it. This type of contract offers a level of security and peace of mind that is unmatched in the Dutch rental landscape.
The power of a periodic lease lies in the immense security of tenure it provides. Once you are on an indefinite contract, it is extraordinarily difficult for a landlord to evict you. They cannot simply end the lease because they want to sell the property, move in themselves (except under very strict 'urgent personal use' conditions proven in court), or rent it to someone else for a higher price. The landlord must have compelling legal grounds, such as the tenant causing a severe nuisance or consistently failing to pay rent, and even then, they must get a judge's permission to terminate if the tenant does not voluntarily agree to leave. This protection makes the periodic lease the gold standard for long-term, stable renting.

Beyond the profound security, the great advantage of a periodic lease is the flexibility it affords the tenant. Once any mandatory minimum period has passed, you are free to terminate the agreement at any time and for any reason. The legal notice period for a tenant is one full calendar month, aligned with the rent payment cycle. This means you must give written notice (preferably by registered mail for proof) before the first day of the month, and your contract will end on the last day of that same month.
