What happens when you call the number outside of office hours? Does it go to a dedicated 24/7 service with a live operator who can dispatch a technician? Or does it go to a simple voicemail box that will only be checked the next morning? The quality of a landlord's emergency response system is a key indicator of their professionalism. A landlord who outsources their emergency line to a reputable service is generally more reliable than one who simply lists their personal mobile number. If a true emergency occurs and the landlord is completely unreachable, a tenant may be forced to call an emergency tradesperson themselves and then fight to reclaim the costs, a stressful and uncertain process.
