Secondly, it can be used as proof of sufficient funds (bewijs van eigen vermogen) to show that you can afford the initial payment, which includes the first month's rent and a security deposit (borg) that can be one or two times the rent. On the surface, this seems like a reasonable step for a landlord to take to confirm a candidate's financial standing.
A skeptical tenant should view a request for a full, unredacted bank statement as a serious and often unnecessary invasion of their privacy. Your bank statement contains a detailed record of your personal spending habits, revealing everything from your grocery shopping and restaurant choices to your subscriptions and personal transfers. This is highly sensitive personal data that a landlord has no legitimate need to know. Under the General Data Protection Regulation (GDPR), known in the Netherlands as the Algemene verordening gegevensbescherming (AVG), data controllers (like landlords) must adhere to the principle of data minimization—they should only collect the data that is strictly necessary for their stated purpose. Demanding a full bank statement often violates this principle. A tenant is well within their rights to redact or black out all information that is not directly relevant to the purpose of the check. You can obscure all outgoing payments and other incoming funds, leaving visible only your name, the bank's name, and the specific salary deposits you need to prove. Many agents will push back and demand a 'clean' copy, but tenants should stand firm in protecting their financial privacy.
