For this reason, virtually every landlord and real estate agent will demand copies of your two or three most recent salary slips as a non-negotiable part of your application. This allows them to verify your gross salary (bruto salaris), see the deductions for taxes and social security, and confirm the net amount (netto salaris) that is deposited into your bank account each month. This monthly statement is considered the most reliable short-term indicator of your financial capacity to pay rent.

The format of Dutch salary slips is relatively standardized, making it easy for experienced agents to quickly find the information they need. They will cross-reference the details on the loonstrook with your employment contract and your bank statements to ensure consistency. Any discrepancies, such as a lower salary than stated in the contract or a different company name, are immediate red flags that can lead to the rejection of your application. The emphasis is always on the most recent slips, as they prove your current employment status, something an older contract cannot do.

Challenges for Newcomers

The heavy reliance on recent Dutch salary slips creates a predictable problem for people who have just moved to the Netherlands to start a new job. By definition, they do not have two or three months' worth of loonstroken from their new Dutch employer. This can put them at a disadvantage compared to local applicants. In this situation, a clear and comprehensive werkgeversverklaring (employer statement) and a signed employment contract become even more critical. These documents must be presented as a substitute for the missing salary slips. The employment contract confirms the future income, and the employer statement serves as a current declaration that the employment has indeed commenced.

For applicants coming from abroad, foreign salary slips may be accepted as supplementary evidence of a consistent work history, but they will be viewed with more skepticism by landlords. The format will be unfamiliar, the currency different, and the tax deductions impossible for a Dutch agent to interpret. This can lead to confusion and a higher perceived risk. A skeptical but well-prepared applicant should anticipate this. If providing foreign slips, it may be wise to include a short, clear explanation of the key figures, converting them to euros and highlighting the gross and net amounts. This extra step of clarification can help bridge the information gap and increase a landlord's confidence in your application.
