Dutch Home Sales in Q1 2026 Show Stabilizing Prices at €485,000

The first quarter of 2026 brought encouraging signs that the once overheated Dutch housing market is beginning to cool off and find a healthier equilibrium. According to the realtors’ association NVM, the average selling price for existing homes settled at €485,000—2.7% below the previous quarter but still 2.1% higher than in Q1 2025. As supply edges up and overbidding subsides, both buyers and sellers are finding a little more breathing room in what has historically been a fiercely competitive market.

Q1 Home Sales and Average Prices

A total of 34,579 existing properties changed hands between January and March 2026. While this volume is below the 47,184 transactions recorded in Q4 2025, seasonal patterns typically see a drop in early-year activity. More noteworthy is the stabilization of prices:

  • Average price: €485,000 (down 2.7% from Q4 2025, up 2.1% from Q1 2025)
  • Quarterly trend: Historically, Q1 prices dip by about 1.2% on average; this year’s 2.7% fall suggests a sharper correction.

“The increase in supply is creating more balance in the housing market,” said Lana Goutsmits-Gerssen, chair of NVM Wonen. Buyers now have more time to weigh decisions and are encountering fewer bidding wars, even if two-thirds of homes still sell above the asking price (on average 3.7% over).

Growing Supply and Market Balance

One of the most significant shifts in Q1 2026 was the surge in available listings. Nearly 30,000 existing homes were up for sale—over 20% more than a year earlier. Key drivers include:

  • Longer time on market: Homes are averaging 32 days before sale, giving buyers greater negotiating power.
  • Landlord participation: A rise in apartments listed by private landlords introduced more affordable options.
  • Reduced urgency: Consumer confidence dipped, causing some prospective buyers to delay their search and sellers to wait for better market conditions.

Despite a decrease in tightness, the overall housing shortage remains a major challenge in the Netherlands. Demand continues to outstrip supply in many regions, keeping prices elevated relative to incomes.

Buyer Behavior and Overbidding Trends

For several years, buyers in the Netherlands faced blisteringly fast auctions and rampant overbidding. In Q1 2026, however, the pace slowed:

  • Viewings per home: Down, as buyers take a more measured approach.
  • Overbids: Though still common, the average amount by which buyers exceed the asking price has decreased compared to 2025 highs.

This cooling period offers a reprieve for first-time buyers and internationals navigating complex processes such as securing a mortgage, obtaining huurtoeslag (rental allowance), or understanding zoning rules set by the gemeente (municipality).

New Construction Market Snapshot

The newly built sector mirrored the existing home segment in price stability. In Q1 2026:

  • Average new-build price: €488,000, largely unchanged from Q4 2025.
  • Sales volume: Approximately 5,600 units sold, down by over 1,000 year-on-year.
  • Supply: Rose to 18,200 homes—the highest level since 2016.

While headline prices remain stable, developers have employed “shrinkflation,” reducing average square meters per unit. Buyers may see an affordable sticker price but receive less living space for their money. NVM experts warn that new construction still does not match demand in terms of location, type, and price point.

“Affordability, housing type, and lead time need to be better balanced to get the market moving again,” said Goutsmits-Gerssen.

What This Means for Renters and Prospective Buyers

As prices stabilize, renters and buyers can expect slight improvements in negotiating leverage. For renters, this may translate to more choice and the potential for competitive rent prices, especially in the private sector. Prospective homeowners should:

  1. Monitor time-on-market trends in target neighborhoods.
  2. Get pre-approval for a mortgage to move decisively when the right property appears.
  3. Consider emerging locations where supply growth is outpacing demand.

Staying informed about shifts in supply and buyer sentiment will be key. Regularly checking official statistics from the NVM and consulting local woningcorporaties (social housing corporations) can uncover hidden opportunities.
