Dutch Home Prices Surge 9.7% in Q2 2024: Record Highs Across All Municipalities

Existing home prices across the Netherlands climbed by an average of 9.7% in the second quarter of 2024, according to data published by Statistics Netherlands (CBS) and the Dutch Land Registry (Kadaster). Every municipality recorded price increases compared to a year earlier, marking a rebound in the housing market since mid-2023 and driving property values to fresh peaks in many regions.

National Overview of Price Growth

After peaking in the summer of 2022, existing home prices dipped briefly but have risen steadily again since the middle of last year. The 9.7% year-on-year increase in Q2 builds on a 9.3% rise in Q1 and an 8.6% uptick reported in July by CBS. Most municipalities are now reporting record-high average prices. While the national average marks substantial growth, the intensity varies:

  • Randstad region: Still leads in nominal prices, with steady double-digit growth in suburban municipalities.
  • Rural and border regions: Some smaller towns are catching up, driven by affordability and quality-of-life appeal.
  • Balanced-ticket municipalities: Locations that combine moderate price levels with solid amenities, such as Tilburg and Arnhem, show consistent demand.

The data from CBS and the Kadaster suggest that, barring a sharp shift in economic conditions or mortgage policy, price growth will remain positive for the remainder of 2024.

For prospective buyers, the competitive market underscores the importance of getting pre-approval on a mortgage and working with a knowledgeable local agent.
