Dutch Home Prices Rise 5.4% in January 2024

In January 2024, the average sales price of an existing home in the Netherlands climbed to €493,875, marking a 5.4% increase compared with January 2023. Statistics Netherlands (CBS) based its analysis on Land Registry data, revealing the tenth straight month in which annual price gains have decelerated.

Historical Context: Peaks, Corrections and Rebounds

The Dutch housing market reached its previous apex in July 2022, at which point prices began a modest correction. For several months, average home values dipped before reversing direction in mid-2023. Throughout the latter half of 2023, annual price rises topped 10% for consecutive months. By January 2024, home prices were 15% higher than during the July 2022 peak, underscoring the resilience of demand.

Month-on-month figures remain positive as well: compared to December 2023, prices were up 1.2% in January. However, the slower rate of year-on-year growth—from 5.8% in December to 5.4% in January—suggests the market is gradually tempering its pace.

Key Drivers Behind Moderating Price Growth

Several factors are influencing the slowdown in average home price increases:

  • Rental Unit Sell-Off: Stricter regulations for landlords have prompted a wave of rental property sales. As investors offload apartments, the market gains more owner-occupied units—often at lower price points—softening overall averages.
  • Supply Shortage: The Netherlands continues to face a housing supply deficit. Insufficient new construction relative to demand keeps upward pressure on prices, even as growth rates moderate.
  • Rising Incomes: Household incomes have been climbing, giving prospective buyers more purchasing power. This trend supports sustained demand for existing homes.

Impact of Rental Unit Sell-Off on Market Dynamics

New regulations aimed at improving tenant protections have led many landlords and woningcorporaties (housing associations) to reconsider their portfolios. A significant sell-off of rental apartments has temporarily boosted the inventory of owner-occupied properties, particularly in urban centres. This influx of generally more affordable homes contributed to the moderation in average price growth in early 2024.

Expert Forecasts and Outlook

Major financial institutions, including ING, Rabobank and ABN AMRO, have all predicted continued price increases through 2024 and into 2025, fueled by persistent supply constraints and healthy consumer finances. The Dutch Association of Real Estate Agents (NVM) expects the accelerated sale of rental units to taper off by July 1, 2024, after which price rises for owner-occupied homes may again pick up pace—albeit at a measured rate.

What This Means for Buyers and Sellers

For Buyers

  • Act Strategically: Even as growth slows, demand remains strong. Consider pre-approval for a mortgage and set realistic expectations on property type and location.
  • Monitor Neighborhood Trends: Areas with new development plans or infrastructure projects often see sharper price gains once supply catches up with demand.

For Sellers

  • Leverage Timing: With limited supply, well-presented homes can attract multiple bids. A professional valuation and high-quality staging may boost your sale price.
  • Understand Regulation Impacts: Landlords divesting rental units are reshaping the market. If you’re an investor, review upcoming regulations to plan any portfolio changes effectively.

Tips for Navigating the Dutch Housing Market

  1. Stay Informed on Government Data: Regularly check CBS reports and the Kadaster (Land Registry) for up-to-date price statistics and transaction volumes.
  2. Research Mortgage Options: Explore fixed-rate versus variable-rate mortgages, and investigate whether you qualify for the huurtoeslag (rent allowance) or other subsidies if you’re renting before buying.
  3. Engage a Local Expert: A knowledgeable real estate agent can guide you through regional differences in price trends, local bylaws and negotiation strategies.

Navigating the Netherlands’ dynamic housing market requires balancing urgency with due diligence. Understanding the factors behind price movements and tapping into expert forecasts will help you make informed decisions.
