About This Rental in Utrecht

Affordable 14 m² Student Room in Utrecht's Tuindorp-West Complex Near Station Overvecht

This room of approximately 14 m² is located on the fourth floor of a flat on Van Lieflandlaan, part of the Tuindorp-West Complex (TWC) in Utrecht. It is rented within a mixed house of ten residents, five men and five women, and the housemates are specifically seeking a male housemate for the room. The housemates enjoy sharing meals and occasionally organize communal activities such as house evenings. Smoking and pets are not permitted in the accommodation. The room is offered under a campus contract, which means it is reserved for students or PhD candidates, as explicitly stated in the rental agreement. Please note that the contract contains an approval clause in connection with planned renovation work in the complex.

The Tuindorp-West Complex is home to more than 1,200 students and consists of eight buildings spread across four streets: Van Lieflandlaan, Gisbert Bromlaan, Frits Coerslaan and Willem Schuylenburglaan, giving it the character of a small student village. The grounds include a communal vegetable garden, a basketball and volleyball field, and picnic tables with benches. Bicycle storage facilities are available both indoor and outdoor per flat. CCTV surveillance is present throughout the complex, and parking is possible with a municipal permit, with paid parking applying Monday to Saturday between 09:00 and 21:00. The flats have no elevator, and an active residents' board organizes a weekly social gathering for tenants.

The location of the complex is practical for students. Utrecht Overvecht railway station is close by, making onward travel by train straightforward. By bicycle, the city center of Utrecht is about ten minutes away, while Utrecht Science Park can be reached in under twenty minutes. This combination of proximity to the station and short cycling distances to the university and the city makes the complex a convenient base for study and daily life.

The high-rise flats of the Tuindorp-West Complex are being renovated from November 2024 until autumn 2027, combining sustainability measures with large-scale maintenance. The renovation of the flat where this room is located is scheduled for autumn 2026. Tenants can continue living in the room until the work begins, after which they relocate together with their housemates to a renovated flat within the complex, without a relocation costs allowance; the rent in the renovated flat may differ from the rent listed for this room. The rental contract includes an approval clause confirming awareness of and agreement with the renovation plans, and a Social Plan describes the associated rights and obligations. The monthly net rent is €421.94, with service costs of €104.35 covering internet, electricity, water, heating, waste levies, cleaning of common areas and general maintenance. Depending on personal circumstances, tenants may be eligible for rent allowance (huurtoeslag).

Frequently asked questions

Does the displayed rent include utilities and service costs?

Not necessarily. Luntero shows the rent and cost details supplied by the advertiser, but inclusions vary by property. Confirm the full breakdown with the publisher or on the original website before applying, including service costs, gas, electricity, water, internet, parking and any one-off fees.

Which documents will I need to apply?

The landlord or agency sets the requirements. Ask the publisher for the checklist, or follow the application instructions on an external listing’s original website. You may need identification, proof of income or employment, student documents or guarantor information. Check who is requesting sensitive documents and why before sending them.

Can Luntero tell me the status of my application?

No. Applications are handled by the advertiser, either through the contact details on a Direct listing or through an external provider. Luntero cannot see whether you were shortlisted, rejected or invited for a viewing. Ask the advertiser using the listing’s contact details or your application confirmation.

Can Luntero arrange a viewing or contact the owner for me?

No. Luntero does not own or manage the homes or arrange viewings. On a Direct listing, select “Contact publisher” to see the email and phone details provided. On an External listing, select “View original listing” for the provider’s contact and application options. Contact the advertiser yourself to arrange a viewing.

Why do details sometimes differ from the original listing?

For External listings, the provider may change or remove an advert after Luntero last collected it. Use the original website to confirm current availability, prices and application instructions. Direct listings are maintained by their publisher on Luntero; ask them to clarify any discrepancy. Report incorrect information on Luntero so it can be reviewed.

How do I contact the publisher or open the original listing?

The “Direct listing” label means the rental was published on Luntero. Select “Contact publisher” to see the supplied email and phone details. For rentals collected from other websites, select “View original listing” to respond there. Luntero does not receive rental applications or send enquiries for you.

How do I report an unavailable, incorrect, duplicate, or suspicious listing?

Open the listing and select “Report an issue”. Choose the closest reason and add useful details so Luntero can review the advert. For questions about your application or viewing, contact the publisher directly or the external provider you applied through.
