About This Rental in Amsterdam

Bright Corner Apartment with Large Southwest Terrace in New Oostenburg Building, Amsterdam

This 81 m² corner apartment is located on the third floor of 'de Groningen', a new residential building completed in 2023 in the Oostenburg district of Amsterdam. The apartment is reached by elevator or stairs and offers three rooms, including two spacious bedrooms and two bathrooms. As the building is newly constructed and fully sustainable, the apartment holds an A+++ energy rating and is developed entirely without gas. A 22 m² southwest-facing terrace extends the living space outdoors. The property is offered upholstered and in excellent condition.

The layout begins with a central hallway that provides access to all areas. A separate half bathroom is available for guests, while both bedrooms have ensuite bathrooms fitted with a washbasin, toilet and walk-in shower. Fitted wardrobes provide additional storage in the bedrooms. Large sliding doors open from the bedrooms and the living area onto the terrace. The living area overlooks the canal and features a herringbone wooden floor, curtains and a decorative ceiling light.

The kitchen is finished in a marble style and equipped with built-in Miele appliances, including a generous induction hob with integrated extraction, a large fridge and separate freezer with ice cube maker, a dishwasher, a combi oven and a Quooker boiling water tap. The apartment is heated and cooled through underfloor heating connected to a heat pump with a heat recovery installation, controlled by a smart multi-zone thermostat. Solar panels and smart installations contribute to low energy consumption, and the energy performance of the complex is below 0.2, resulting in low heating costs. Further features include a fibre-optic connection, mechanical ventilation, a laundry room and a communal bicycle parking in the building.

The apartment is situated in Oostenburg, a newly developed residential district in central Amsterdam, located directly on the water. The neighbourhood features contemporary architecture and café-restaurants such as Rose & Rita and Roest within walking distance. The adjacent Czaar Peterstraat offers shops, restaurants and supermarkets for daily shopping, while the city centre can be reached by bicycle within minutes. Several trams and buses stop nearby, Amsterdam Central Station is easily accessible, and the A10 motorway can be reached quickly by car. The rent is exclusive of €150 in monthly service costs and utility bills, with a €95 monthly charge for the use of the ground-source heat pump. An income requirement applies, whereby gross income must exceed three times the rent, and the apartment is not suitable for two people sharing.

Frequently asked questions

Does the displayed rent include utilities and service costs?

Not necessarily. Luntero shows the rent and cost details supplied by the advertiser, but inclusions vary by property. Confirm the full breakdown with the publisher or on the original website before applying, including service costs, gas, electricity, water, internet, parking and any one-off fees.

Which documents will I need to apply?

The landlord or agency sets the requirements. Ask the publisher for the checklist, or follow the application instructions on an external listing’s original website. You may need identification, proof of income or employment, student documents or guarantor information. Check who is requesting sensitive documents and why before sending them.

Can Luntero tell me the status of my application?

No. Applications are handled by the advertiser, either through the contact details on a Direct listing or through an external provider. Luntero cannot see whether you were shortlisted, rejected or invited for a viewing. Ask the advertiser using the listing’s contact details or your application confirmation.

Can Luntero arrange a viewing or contact the owner for me?

No. Luntero does not own or manage the homes or arrange viewings. On a Direct listing, select “Contact publisher” to see the email and phone details provided. On an External listing, select “View original listing” for the provider’s contact and application options. Contact the advertiser yourself to arrange a viewing.

Why do details sometimes differ from the original listing?

For External listings, the provider may change or remove an advert after Luntero last collected it. Use the original website to confirm current availability, prices and application instructions. Direct listings are maintained by their publisher on Luntero; ask them to clarify any discrepancy. Report incorrect information on Luntero so it can be reviewed.

How do I contact the publisher or open the original listing?

The “Direct listing” label means the rental was published on Luntero. Select “Contact publisher” to see the supplied email and phone details. For rentals collected from other websites, select “View original listing” to respond there. Luntero does not receive rental applications or send enquiries for you.

How do I report an unavailable, incorrect, duplicate, or suspicious listing?

Open the listing and select “Report an issue”. Choose the closest reason and add useful details so Luntero can review the advert. For questions about your application or viewing, contact the publisher directly or the external provider you applied through.
