2625 BN (Delft - Componistenbuurt)
€537/ month + €218.29 service costs
This furnished room of approximately 17 m² is located on the tenth floor of a fourteen-storey gallery flat in the Cesar Franckstraat/Lisztstraat complex in the Buitenhof district of Delft. The room is fully furnished and equipped with curtains, so only personal belongings need to be brought along; even bed linen is provided. The accommodation is arranged as shared student housing for three residents, each with a private room, and consists of a single sleeping and living room. The building houses both Dutch families and students. The room is offered as temporary rental accommodation under a fixed-term contract.
The kitchen, shower and toilet are shared with two fellow residents. The communal kitchen is fitted with a shared refrigerator and a cooking plate. Wi-Fi is available in the room, with the login details stated on the router, and there is a separate internet and TV connection. Heating is provided through collective central heating, and the building holds energy label D. An elevator serves the higher floors, and laundry facilities are available in or near the complex against payment. The complex is monitored by video cameras, and a supervisor is regularly present on site.
The Buitenhof district lies on the western side of Delft. Small shops are within walking distance, while the large shopping centre 'In de Hoven' is about five minutes away by bicycle. The centre of Delft and the TU Delft campus can be reached within roughly fifteen minutes by bike, and several bus routes serve the surrounding area. From the higher floors of the complex there are views across the Westland, a large greenhouse horticulture region that is notably illuminated after dark. The flats rise fourteen storeys and accommodate a mix of families and students.
The rental is a temporary, fixed-term arrangement; extension after the contract end date is not possible, and early termination is possible with one month's notice. The accommodation is intended for Dutch and international full-time students and interns; PhD students are not eligible. Applicants must demonstrate that they currently live outside the municipality of Delft or abroad and are relocating to Delft for their studies. The monthly total is €536.20, consisting of €317.91 base rent and €218.29 in service costs covering electricity, water, heating, taxes and levies and glass insurance; cooking gas and contents insurance are excluded. Rent allowance is not available for this unit, and initial payments include the first and final two months' rent, one-off lettings and cleaning fees, and a bed linen package. The building has been sold by DUWO to housing corporation Vidomes, and sustainability works are planned, so tenants may be asked to move to a replacement room, most likely within the same building, at the same rent. Viewings are not possible for this unit.

Does the displayed rent include utilities and service costs?
Not necessarily. Luntero shows the rent and cost details supplied by the advertiser, but inclusions vary by property. Confirm the full breakdown with the publisher or on the original website before applying, including service costs, gas, electricity, water, internet, parking and any one-off fees.
Which documents will I need to apply?
The landlord or agency sets the requirements. Ask the publisher for the checklist, or follow the application instructions on an external listing’s original website. You may need identification, proof of income or employment, student documents or guarantor information. Check who is requesting sensitive documents and why before sending them.
Can Luntero tell me the status of my application?
No. Applications are handled by the advertiser, either through the contact details on a Direct listing or through an external provider. Luntero cannot see whether you were shortlisted, rejected or invited for a viewing. Ask the advertiser using the listing’s contact details or your application confirmation.
Can Luntero arrange a viewing or contact the owner for me?
No. Luntero does not own or manage the homes or arrange viewings. On a Direct listing, select “Contact publisher” to see the email and phone details provided. On an External listing, select “View original listing” for the provider’s contact and application options. Contact the advertiser yourself to arrange a viewing.
Why do details sometimes differ from the original listing?
For External listings, the provider may change or remove an advert after Luntero last collected it. Use the original website to confirm current availability, prices and application instructions. Direct listings are maintained by their publisher on Luntero; ask them to clarify any discrepancy. Report incorrect information on Luntero so it can be reviewed.
How do I contact the publisher or open the original listing?
The “Direct listing” label means the rental was published on Luntero. Select “Contact publisher” to see the supplied email and phone details. For rentals collected from other websites, select “View original listing” to respond there. Luntero does not receive rental applications or send enquiries for you.
How do I report an unavailable, incorrect, duplicate, or suspicious listing?
Open the listing and select “Report an issue”. Choose the closest reason and add useful details so Luntero can review the advert. For questions about your application or viewing, contact the publisher directly or the external provider you applied through.
