About This Rental in Breda

Charming 105 m² Upper Apartment with South-Facing Balcony in Breda City Centre

This characteristic upper apartment is located on the Goorstraat, in the very heart of Breda's city centre. The property occupies the first and second floors and offers approximately 105 m² of living space with three rooms. The home combines original period features, such as ceilings of 3.20 metres high and an ornamental ceiling on the first floor, with a practical layout. The living areas are fitted with laminate flooring and the rooms are separated by panel doors. The apartment is offered upholstered.

The entrance on the ground floor features a meter cupboard with sufficient electrical circuits and an upholstered staircase leading to the first floor. The landing on this level is equipped with an intercom system and a coat rack, and provides access to the first toilet. The living room, measuring 3.40 by 3.90 metres, features an authentic fireplace mantel and built-in cabinets, and connects to the study/bedroom. The dining room, measuring 3.60 by 5.35 metres, also includes a built-in cupboard and provides access to the hallway and the kitchen. The kitchen, sized 3.95 by 1.80 metres, is fitted with a generous kitchen unit, a 1.5-bowl sink, a four-burner induction hob, an extractor hood and a tiled floor, with the central heating boiler neatly concealed in a cabinet.

The study at the front of the apartment measures 1.85 by 2.75 metres and can be reached both from the front room and from the landing. Behind the kitchen and dining room lies a spacious south-facing balcony measuring 3.35 by 5.90 metres, which also serves as the exit point for the fire escape from the second floor. A fixed upholstered staircase leads to the second floor, where the landing gives access to a neatly tiled toilet. The front bedroom measures 3.80 by 4.80 metres and includes additional space under the sloping roof, with natural light entering through a Velux window. The rear bedroom measures 3.85 by 4.80 metres and also offers extra space under the sloping sides. The bathroom is fitted with a shower, a washbasin and space for a washing machine.

The plastic window frames on the first floor are fitted with well-insulating glass. The building includes a shared bicycle storage facility. Conditions of the rental include a minimum lease term of one year and a deposit equal to two months' rent. Pets are not permitted, and the apartment is not suitable for home sharers. It should also be noted that all parking permits in this neighbourhood have already been issued. The apartment is available from 1 November 2026.

Frequently asked questions

Does the displayed rent include utilities and service costs?

Not necessarily. Luntero shows the rent and cost details supplied by the advertiser, but inclusions vary by property. Confirm the full breakdown with the publisher or on the original website before applying, including service costs, gas, electricity, water, internet, parking and any one-off fees.

Which documents will I need to apply?

The landlord or agency sets the requirements. Ask the publisher for the checklist, or follow the application instructions on an external listing’s original website. You may need identification, proof of income or employment, student documents or guarantor information. Check who is requesting sensitive documents and why before sending them.

Can Luntero tell me the status of my application?

No. Applications are handled by the advertiser, either through the contact details on a Direct listing or through an external provider. Luntero cannot see whether you were shortlisted, rejected or invited for a viewing. Ask the advertiser using the listing’s contact details or your application confirmation.

Can Luntero arrange a viewing or contact the owner for me?

No. Luntero does not own or manage the homes or arrange viewings. On a Direct listing, select “Contact publisher” to see the email and phone details provided. On an External listing, select “View original listing” for the provider’s contact and application options. Contact the advertiser yourself to arrange a viewing.

Why do details sometimes differ from the original listing?

For External listings, the provider may change or remove an advert after Luntero last collected it. Use the original website to confirm current availability, prices and application instructions. Direct listings are maintained by their publisher on Luntero; ask them to clarify any discrepancy. Report incorrect information on Luntero so it can be reviewed.

How do I contact the publisher or open the original listing?

The “Direct listing” label means the rental was published on Luntero. Select “Contact publisher” to see the supplied email and phone details. For rentals collected from other websites, select “View original listing” to respond there. Luntero does not receive rental applications or send enquiries for you.

How do I report an unavailable, incorrect, duplicate, or suspicious listing?

Open the listing and select “Report an issue”. Choose the closest reason and add useful details so Luntero can review the advert. For questions about your application or viewing, contact the publisher directly or the external provider you applied through.
