The project comprises ten new-build, energy-efficient family homes on Directeur Geurtsstraat in the Rolduckerveld neighbourhood of Kerkrade. The development is arranged in two blocks with a total of six mid-terraced houses and four end-terraced houses. Each dwelling is designed for practical family use and energy performance, with a living area of approximately 108 m² and plots starting from 115 m² (example parcel: 135 m²). The construction year is 2025 and the properties feature a saddle roof and modern finishes.
Each home is configured over two main floors plus an accessible attic. The ground floor contains a spacious living room with an open kitchen and direct access to a rear garden with outdoor storage and a rear entrance. The first floor provides three bedrooms and a complete bathroom equipped with a bathtub, separate shower, double washbasin, and a second toilet. The second floor is a loft-style attic reached by a fixed staircase, with a roof window and connections for laundry appliances suitable for use as an additional bedroom, workroom or hobby space.
The homes include a range of sustainability and technical features aimed at low energy use. They have an energy label of A+++, a heat pump system, underfloor heating and photovoltaic solar panels, and are built without a gas connection. Insulation measures include roof insulation, HR glazing, wall and floor insulation. Hot water is provided by an electric boiler and the heating system includes partial underfloor heating in combination with the heat pump.
Location and practical conditions are described for reference. Rolduckerveld is a green and quiet residential area with nearby schools, supermarkets, retail facilities and public transport connections. Local recreational and cultural points of interest include the Anstelvallei, Abdij Rolduc, GaiaZOO and the Parkstad Limburg Theater. Rental conditions specify a basic rent of €1,140 per month for mid-terraced houses and €1,165 for end-terraced houses, with service costs of approximately €45 per month and a security deposit of one month’s rent. No housing allowance is possible. A joint gross annual income of around €75,000 is requested and documentation such as a year statement and recent payslips is required. The homes were developed for sale; sale is subject to resolution of objections to the planning permit and candidates with an interest in future purchase are preferred.
