A huismeester (caretaker, concierge, or janitor) is an employee of the landlord or Owner's Association (VvE) who is responsible for the day-to-day practical management of an apartment building or complex. They are the eyes, ears, and hands of the property management on-site. For tenants in large buildings, the huismeester is often the most visible and accessible point of contact for a variety of issues, acting as a bridge between the residents and the more distant property management company (beheerder) or landlord. The cost of the huismeester's salary is considered a service and is typically passed on to the tenants as part of the monthly servicekosten.
The Role and Responsibilities
The specific duties of a huismeester can vary, but they generally include:
- Minor Repairs: Acting as the first port of call for small technical issues within the apartments or in the common areas (e.g., a broken lightbulb in the hallway, a jammed communal door).
- Supervision: Overseeing the work of other service providers, such as cleaning companies, gardeners, and elevator maintenance technicians.
- Enforcing Rules: Ensuring residents adhere to the building's internal regulations (

- Security and Access: Managing keys for common areas and sometimes acting as a general security presence.

They are not responsible for major structural problems (which belong to the owner) or for contractual matters like your lease agreement or rent payments (which are handled by the property manager).

The quality, responsiveness, and professionalism of the huismeester can have a significant impact on the quality of life within a large apartment complex. A good, proactive caretaker can solve small problems before they become large ones and can help foster a positive and well-maintained living environment.
