or minor repairs (the tenant's responsibility). The list of tenant responsibilities includes things like fixing a dripping tap, replacing a broken toilet seat, or dealing with a stuck interior door. A serviceabonnement
is a voluntary contract where the tenant pays a fixed fee of a few euros per month to the housing corporation. In exchange, the corporation takes over responsibility for performing most of the repairs on the kleine herstellingen
list. It is essentially a way for tenants to outsource their own maintenance duties back to the landlord for a predictable cost.

Whether a serviceabonnement
is a good deal is a matter of personal calculation and a degree of skepticism. Tenants must carefully read the serviceovereenkomst
(service agreement) that accompanies the subscription. This document will list precisely which repairs are covered and, more importantly, which are excluded. Damage caused by the tenant's own negligence is never covered. The subscription is for routine wear and tear, not for accidents or misuse. There may also be limits on the frequency of calls or specific conditions attached.
A handy tenant who is capable of performing these small tasks themselves might view the subscription as an unnecessary expense. The total annual cost of the subscription could easily exceed the cost of a new toilet seat and a few tap washers. However, for a tenant who would have to hire a professional for every minor issue, the subscription can be extremely cost-effective.
