The Energielabel
(Energy Label) is a legally required document that provides a standardized rating of a home's energy efficiency. The label uses a letter scale, similar to what you see on appliances. A-class properties (especially A++++) are highly insulated, modern, and energy-efficient, while G-class properties are typically older, drafty, and poorly insulated. The landlord is legally obligated to provide you with a copy of the energy label when you sign the rental contract.
For a tenant, the energy label is not just an abstract rating; it is a direct forecast of your future utility bills. A property with a poor energy label (e.g., D, E, or F) will require significantly more gas to heat in the winter, leading to much higher monthly energy costs. A property with a good label (e.g., A or B) will be more comfortable and cheaper to run. In an era of volatile energy prices, a good energy label is a major financial advantage.
The Energielabel
has a direct impact on the legal maximum rent for regulated properties. The better the energy label, the more points the property gets in the housing points system (woningwaarderingsstelsel
). This creates a strong financial incentive for landlords to invest in sustainability improvements like double glazing or insulation, as it allows them to legally charge a higher rent. If a landlord has recently renovated a property and improved its energy label, you should expect the rent to reflect this.
As a prospective tenant, you should always ask to see the energy label before signing a contract. If a landlord is evasive or cannot provide one, it is a red flag. It suggests they are not complying with the law and may be neglecting the property in other ways. Treat the energy label as a key decision-making tool in your apartment search. A slightly more expensive apartment with an A-label might actually be cheaper overall than a less expensive apartment with an F-label once you factor in the monthly energy bills.
