Sixteen new-build commercial units are available at Duinzoom 5 in Renesse. Each unit has an approximate usable floor area of 68 m² (VVO) and is constructed with a steel frame and insulated sandwich panels. Units are delivered in casco condition and full-electric, allowing internal layout to be completed by the tenant; installation of a mezzanine floor and stairs is optional and can be carried out independently or in consultation with the landlord for an additional cost. The exterior area is finished with paving and the development will be completed by the end of 2024.
The building envelope and fittings are designed to contemporary standards. Typical unit dimensions are 6.3 m width by 11 m length (centre‑to‑centre) with a free height of 7.15 m. Units have a monolithically finished concrete floor on pile foundations designed for 1,000 kg/m², exterior cladding of steel sandwich panels with 100 mm PIR insulation, and a grey PVC roof covering (1.5 mm). Each unit is fitted with an aluminium entrance frame with transom and HR++ glazing, an automatic overhead door (40 mm steel sandwich panel with PUR insulation, approx. 4 m x 4 m) and a separate pedestrian door. A meter cupboard with a lockable stainless-steel frame and one electrical group for overhead-door power is provided; a data connection is not included. A hand fire extinguisher and a toilet are installed in each unit.
Energy performance specifications are provided: floor insulation Rc 3.7 m²K/W, façades Rc 4.7 m²K/W, roofs Rc 6.3 m²K/W and window assembly U-value 1.65 W/m²K. Optional items available on request include remote control for the overhead door, a mezzanine floor with stairs and guardrail, roof lights, photovoltaic panels and electric vehicle charging provision. Utilities must be registered and paid by the tenant. The basic rent starts at €750 per month (exclusive of VAT). An advance for service charges of €50 per month (exclusive of VAT) covers items such as external cleaning, glass cleaning, building insurance, access gate maintenance and site maintenance; service charges are reconciled annually.
The site falls under the ‘Kop van Schouwen’ zoning plan with a destination of ‘Business Park’ allowing business activities up to environmental category 3.2; independent offices are not permitted except as subordinate offices serving on-site activities, and retail is limited to subordinate retail related to the business. The cadastral reference is Westerschouwen, section G, number 599 (parcel to be split). Lease terms include a minimum duration of three years, monthly payment in advance, a ROZ-model lease agreement, annual CPI-based indexation, landlord opting for VAT on rent and a security deposit equivalent to three months’ payment obligation (including VAT).
