In the dense urban landscape of the Netherlands, a private parking space (parkeerplaats) is not a standard amenity; it is a luxury good. It is crucial to draw a sharp distinction between renting a parking space and getting a parking permit (parkeervergunning). A permit gives you the right to hunt for a spot on the public street within your neighborhood, a daily competition with no guarantee of success. A private parking space, on the other hand, is a specific piece of property—a designated spot in an underground garage, a private driveway, or a secured lot—that is reserved for your exclusive use. This guarantee of a place to park your car is a highly sought-after commodity, and it comes with a correspondingly high price tag.
When you see an apartment listing that mentions 'parking available', you must treat it with extreme skepticism. This phrase is often deliberately ambiguous. It rarely means that a parking space is included in the apartment's rent. In almost all cases, it means that there is an opportunity to rent a parking space in the building's garage or lot under a separate contract and for a separate, additional monthly fee. This fee is not trivial. In central Amsterdam, a single parking spot in a garage can easily rent for €250 to €500 per month, a cost that can be equivalent to renting a small apartment in other parts of the country. This separate rental must be factored into your total housing budget.
The rental of a parking space is governed by its own legal agreement, which is entirely separate from your residential tenancy agreement. This means it is not subject to the same protective laws that govern housing. The contract is a simple commercial agreement for the rental of a storage space for a vehicle. The landlord can set the terms, the price increases are not typically regulated in the same way as residential rent, and the termination conditions are whatever is agreed upon in the contract. You have none of the security of tenure for your parking spot that you have for your apartment.
The availability of these spots is also not guaranteed. In many large apartment complexes, the number of parking spaces is far lower than the number of apartments. There is often an internal waiting list for residents to rent a spot, and this list can be years long. In other cases, the parking spaces in a building are sold separately to property owners and are not available for rent at all. Never assume that because an apartment is in a building with a garage, you will be able to get a parking space. It is a question you must ask explicitly and early in the application process.
Is renting a private parking space worth the high cost? The answer depends entirely on your personal circumstances and the specific location. To make a rational decision, you must compare its cost to the alternatives.
The decision to rent a parking space is a significant financial one. It should be treated with the same diligence as renting the apartment itself. Clarify the exact cost, the terms of the separate contract, and the availability before you commit to a new home. Assuming parking will be simple or affordable is a fast route to financial regret and daily frustration.
