This student complex is located just outside the center of Maastricht and close to the campuses of the University. On the ground floor, there is a communal study room with access to a closed courtyard, available for all tenants. It is important to note that Hogeschool Zuyd provides a booking code for their selected students, who can only book a room with this code. Students from Maastricht University can book rooms without a code.
The complex offers a total of 117 non-independent living units and 18 independent units, categorized into Basic, Comfort, and Premium types. The rental prices range from €340 to €570 per month, excluding additional costs. The sizes of the units vary between 15 and 31 m², catering to different needs and preferences.
On the ground floor, there are 12 non-independent rooms, which include 3 basic rooms with a shared kitchen and bathroom, and 9 comfort rooms with a shared kitchen and private bathroom. The studios on the ground floor are equipped with a built-in wardrobe, desk with chair, and a bed (120x210cm) with mattress and mattress protector. From the 1st to the 5th floor, there are 100 non-independent rooms, each with access to a communal kitchen, dining room, and laundry area. The studios on these floors feature a bathroom with shower, toilet, and sink, as well as similar furnishings as the ground floor studios.
On the 6th and 7th floors, there are 4 non-independent rooms that share a kitchen on the 7th floor, along with 18 independent studios that come with their own kitchen. The common laundry area is also located on these floors. The independent studios are similarly equipped with a bathroom, built-in wardrobe, desk with chair, and a bed (120x200cm) with mattress and mattress protector.
The rental conditions specify that units are only available to students, and non-students must vacate the studio within 6 months. The minimum rental period is 12 months, and for Hogeschool Zuyd, the rental is fixed for a maximum of 6 months with no early termination allowed. Subletting is not permitted and is actively monitored. In addition to the rent, tenants are required to pay service costs, energy costs, internet and laundry fees, and furnishing costs. A one-time payment at the start of the rental agreement includes registration costs, a security deposit, administration fees, and professional cleaning fees for the end of the rental period.
