The development is located in the Rijnhuizen area and is within cycling distance of Cityplaza shopping centre and the centre of Utrecht; nearby green areas include the Nature Quarter in the City Park and the IJssel Forest. The building offers communal facilities including an intercom, mailboxes, a stairwell and an elevator, and each apartment is provided with a separate storage room and a designated parking space. The complex was completed in 2022 and carries an energy label A rating.
The apartment comprises approximately 65 m² of living space and is arranged as a two-room flat with one bedroom and one bathroom. The layout includes an entrance hall with space for wardrobe, a partly tiled toilet room with toilet and sink, and a partly tiled bathroom fitted with a walk-in shower, a vanity with mirror and a towel radiator. The living room is combined with an open kitchen that includes built-in appliances such as a fridge/freezer combination, a combination microwave, an induction hob, an extractor hood and a dishwasher. A storage room within the apartment includes plumbing for a washing machine and the living area opens onto a balcony.
Finishing of the apartment is delivered in a shell/interior-finish condition. Walls throughout the apartment, except for the meter cupboard and sanitary areas, are prepared for wallpaper; ceilings are finished with white textured spray paint except in the meter cupboard. Sanitary walls are partially tiled and the apartment is not fitted with a standard floor finishing, allowing for occupant selection of floor coverings. Several photos of a comparable property and a floor plan were used for visualization of finishes.
The building is equipped with an elevator and mechanical ventilation and parking is provided. Rental conditions include a minimum rental period of 12 months and a standard deposit equal to one month’s rent; in certain situations a deposit of up to two months’ rent may be applied. The landlord applies income and employment requirements and requires a fixed-term or indefinite employment contract as part of the rental assessment. Service charges and heating are collected as monthly advances and are settled annually against actual consumption.
