Rent and contractual conditions are stated as follows: monthly rent is €1,350 excluding an estimated service charge of approximately €75 per month and an estimated heating advance of approximately €60 per month; yearly reconciliation applies to advance payments. The minimum lease term is 12 months and the standard deposit is one month’s rent (in some cases two months’ rent may be required). The landlord sets income and employment requirements: a single income must generally be at least 3.5 times the rent; for two incomes the lower income may be counted at 50% while the higher income is counted in full.
