Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
This substantial semi-detached townhouse was designed by architect A. Goodijk and built in 1928, then renovated and modernized in 2018. It is located on the tree-lined Stationsstraat close to Sneek town centre and local amenities including the theatre, station and schools. The property sits on a 631 m² plot and includes a generous, private garden and space for parking on the private forecourt. The house is situated within a protected city/district view and has a combination of original and updated features.
The ground floor includes an entrance vestibule, a spacious hall with original panelling and tiled floor, a cellar for provisions and a guest toilet with a small basin. The front section contains a large en-suite living room with oak floorboards and a herringbone parquet finish, fitted cupboards, a chimney flue and garden doors opening to a west-facing terrace. Adjoining suited doors lead to a study or bedroom with an oriel (bay) window and built-in storage. A recently fitted kitchen provides built-in appliances and a boiling-water tap, and an attached utility/ storage room contains the washing machine connection and direct access to the rear garden and a freestanding wooden bicycle/storage shed.
On the first floor there is a broad landing and three large bedrooms with wooden boarding and fitted cupboards. The bathroom was fully retiled and renewed in 2018 and includes a second toilet, a double washbasin, a walk-in shower, a bathtub and a door to a balcony. The second floor is reached by a fixed staircase and offers a spacious landing and four further bedrooms, each with wooden floor covering, fitted cupboards and washbasin facilities, plus extensive attic storage. Overall the dwelling provides approximately 300 m² of living area, around 15 m² of additional internal space and 4 m² of external storage, with a total of 10 rooms (8 bedrooms) and a gross volume of about 1,000 m³.
Insulation is partial and includes double glazing in parts, roof insulation and ground-level insulation; the property is listed with energy label G. Heating and hot water are provided by an owner-owned gas-fired HR combi boiler (2018). The rental conditions state availability from 1 November 2025, a monthly rent of €2,750 (exclusive of gas, water, electricity, cable/telephone and user charges) and a security deposit of €8,250. The tenancy is for an indefinite period with a minimum term of one year; a fixed term of at least three years removes indexation for the first three years. Planned works to the building are scheduled for the first half of 2026. Viewings and the rental registration process are managed by the letting agent and require submission of the specified application form.
