Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
The Entrepot building on Kop van Zuid dates from 1879 and was originally used as a warehouse for coffee, tea and spices. The complex has been redeveloped for mixed use with housing, offices and shops while preserving the building’s original character. Industrial cast iron girders are visible in the interior and some walls retain the untreated original brick finish. The building is registered as a monumental structure and the apartment retains authentic windows and other historical details.
The apartment is accessed via a shared entrance with mailboxes, doorbells, an elevator and a staircase. A hallway connects directly to all rooms and to a spacious open living area that receives abundant natural light through the authentic windows. The living area is furnished with a corner sofa, a dining table with seating for four, storage cupboards, a projector and a desk suitable for working from home. From the living area there is access to a balcony overlooking the Entrepothaven.
The open kitchen includes a cooking island, multiple storage units and is described as fully equipped. The master bedroom is accessed from the living area via sliding doors and contains a double bed and a large wardrobe. A second bedroom is furnished with a sofa bed and a television and can be used as a child’s room or as a home office. The bathroom contains a bathtub with shower and a double sink with mirror lighting; there is a separate toilet with a sink. An indoor storage room houses a combi washer/dryer and an external storage space is also present.
The immediate area offers a range of amenities including restaurants, a supermarket located in the same building as the apartment, daycares and a gym. Nearby landmarks include De Hef, Willems Bridge and the Erasmus Bridge; public transport connections by bus, metro, train and water taxi are within walking distance and provide links to the city center and to cities such as Delft and The Hague. A private parking space in the building garage is offered optionally. The apartment is fully furnished, located on the second floor, has a living area of 127 m², and is situated in a building dating from 1879. Rent excludes gas, water, electricity, internet/TV and city taxes; the minimum lease term is 12 months.
