Corner House Hamerbijl 39, Oosterhout - For Rent
4906 LJ (Oosterhout (NB))
€1,675/ month
Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
This maisonette is located in the centre of Oosterhout and was created above a bakery in 2010, occupying the first and second floors. The rental price is €1,850 per month, exclusive of gas, electricity and water; service costs are approximately €40 per month (covering cleaning and electricity of common areas and building insurance). The living area is approximately 157 m² with an additional 50 m² roof terrace and 3 m² external storage. The property is offered furnished (gestoffeerd) and the apartment features double glazing, full insulation and an energy label A.
Access to the building is via a doorplate and video intercom to a central corridor that provides entry to the communal storage, a separate bicycle room and the internal stair to the apartment. The apartment entrance leads to a hall with stairs to the second floor, a separate floating toilet with basin and a utility room with connections for laundry and a closet containing the HR gas-fired combi boiler. Flooring includes a newly laid PVC herringbone-style floor (2024) with tall skirting boards in the living areas, tiles in the bathroom and kitchen, and carpet in the bedrooms (installed 2024). Aluminum window frames have insulating glazing and window coverings are included.
The living space combines a very generous lounge area and an open luxury kitchen totalling approximately 96 m². The kitchen has a high-gloss white fitted cabinet wall with fridge, separate freezer and combi microwave, plus a cooking/cleaning island with sink, dishwasher, five-burner gas hob and extractor. Double doors from the kitchen open onto the north-east facing roof terrace of about 50 m²; the terrace will be provided with fixed black planters and evergreen planting in the autumn for separation. On the upper floor there are two bedrooms measuring approximately 3.21 x 4.40 m and 3.21 x 5.36 m, and a bathroom equipped with a bathtub, walk-in shower, double washbasin with furniture, toilet and design radiator; electric underfloor heating is installed in the bathroom.
Parking is by paid parking or in parking bays with a permit costing approximately €60 per year. Rental conditions include a minimum lease term of one year within an indefinite tenancy, a security guarantee equal to two months’ rent including service costs (bank guarantee), and monthly rent payment in advance by direct debit. Annual indexation applies from one year after the start date, using the Consumer Price Index (CPI All Households). There are no mediation or contract costs charged to the tenant; utilities (gas, electricity, water) are the tenant’s responsibility. Availability and final delivery date are by mutual agreement and the landlord’s approval is required for acceptance.
