Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
Bierdepot De Drie Hoefijzers is a former brewery depot converted into residential units and is registered as a municipal monument. The complex was designed by K. Meijer and H.E.M. Rademaker and dates from 1916; it originally comprised a kantoorvilla, koelhuis and paardenstal. Subsequent interventions converted the former kantoorvilla into dwellings in 2019 and additional housing was created in the former paardenstal in 2025. Zwetstraat 3a is a ground-floor loft unit within this complex, retaining the character of the historic structure while forming part of a renovated ensemble.
The apartment is configured as a single open loft space with integrated living and sleeping areas and a separate bathroom and toilet. The kitchen is arranged around an island and is fitted with Siemens built-in appliances including a dishwasher, fridge-freezer, induction hob, oven and extractor hood. The bathroom includes a walk-in shower, washbasin with vanity and a towel radiator; there is underfloor heating in the bathroom. A separate technical/storage room contains the washing machine connection and provides additional storage capacity for the unit.
Building services and energy systems for the unit include a heat pump and a heat-recovery ventilation (WTW) system; the property carries an energy label of A+++. The apartment has its own electricity and water meters and the complex is equipped with six solar panels that export energy to the grid. Insulation measures include roof insulation, double glazing, wall insulation and floor insulation. The apartment is offered as an unfurnished rental and is delivered without floor coverings; the presence of underfloor heating is noted.
The living area of the unit is 68 m² with a volume of 228 m³ and the accommodation is arranged on one level. A south-facing terrace is provided directly from the loft, and the property is located in the Rivierenbuurt-Zuid within walking distance of the city centre. The site is positioned between Station Hollands Spoor and Den Haag Centraal and is close to the main road network. Parking is provided via paid public parking and by permit in the surrounding streets; the layout and size make the unit suitable for a single occupant or a couple.
