Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
This furnished 3-room apartment is located on the 38th floor of the Red Apple tower on Wijnbrugstraat in the Maritime District of Rotterdam. The living area measures 110 m² and the apartment features floor-to-ceiling windows that provide panoramic views of the Maas, Erasmus Bridge, Euromast and the city centre including the Markthal. The Red Apple tower is a 128-metre residential building with 40 floors, designed by KCAP Architects & Planners and Jan des Bouvrie, and is characterised by its red, staggered aluminium façade. The building is positioned close to Blaak station and within walking distance of the Markthal and riverside routes over the bridges.
Access to the apartment is via the elevator to floor 38, where four units are located. The entrance hall contains an intercom system, a partially tiled separate toilet with a floating closet and sink, a meter cupboard and a storage space with a WTW (heat recovery ventilation) system and a washing machine connection. The living room opens from the hall and is oriented toward the river and city, with extensive glazing to the floor. The kitchen is arranged in two parts: a wet section with sink and countertop workspace and a fitted section with a ceramic hob, extractor hood, oven and fridge with freezer compartment; the kitchen also provides a view toward the Markthal.
A central hall connects the living area to the sleeping rooms. The first bedroom measures approximately 10 m² and is positioned adjacent to the modern bathroom, which is fitted with a shower tray, a double sink with furniture, a large bathtub and integrated lighting in the mirror. At the rear of the hall the main bedroom measures approximately 23 m² and benefits from the same elevated views toward the Erasmus Bridge. The apartment is finished with a dark tile floor and underfloor heating throughout, and the walls are smoothly plastered.
The building was constructed in 2008 and systems include district heating for heating and hot water, underfloor heating, an HRV/WTW ventilation system and a sprinkler system. The property is fully insulated and holds an energy label A. Shared facilities include a communal bicycle shed and parking is available in the building garage subject to a resident subscription. The rental price excludes district heating, water, electricity, TV/internet and other utility charges. The property is offered furnished and students are not permitted; a deposit is required.
