Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
The Bergansiuskazerne, located in Ede, is a historic military complex that dates back to the early 20th century. Originally serving as an important base for the Dutch armed forces, it has a rich history of military activities and training. Today, these barracks have been transformed into modern apartments, preserving as many of the original elements as possible. This spacious apartment will be available from April 1, 2025, and is situated on the top floor.
The complex features its own parking lot and a large garden for residents to enjoy. The 4-room apartment offers a living area of 121 m², including a loggia and three bedrooms. The modern kitchen is equipped with built-in appliances from Siemens, including a dishwasher, combination microwave, induction cooktop, recirculating extractor hood, and a fridge-freezer combination. The apartment also includes a separate toilet and a bathroom, which features a walk-in shower and a second toilet. Additionally, there is a shared covered bicycle storage area.
It is important to note that the service costs amount to €65.00 per month, and a private parking space on the premises is available for €65.00 per month (mandatory). Heating and hot water are provided through district heating.
To qualify for one of our rental properties, prospective tenants must meet certain conditions. For a single income earner, the requirement is 3.5 times the gross monthly rent (including fixed allowances and holiday pay). For dual income earners, the second gross salary counts for 100%. A security deposit of one month's rent is required, and for a one-year contract, the same income requirement applies with an increased deposit of two months. Self-employed individuals must provide additional documentation, including an accountant's declaration and recent financial statements. Pets are only allowed with the manager's permission, which may also require a higher deposit.
Once you express interest in the property, you will receive an email to create your own digital file and fill in your basic information. You will also receive a link to Datakeeper to share your income details. Only verified incomes through Datakeeper will be considered in the allocation process. It is essential to complete your registration via Datakeeper, as incomplete applications will not be processed. Ensure you have your DigiD login details ready, as it is necessary for verification.
