Does the rent cover additional costs like utilities?
The monthly rent usually only covers the property itself. Services such as electricity, water, gas, and internet are often billed separately. Always review the listing or reach out to confirm what’s included.
What paperwork do I need to rent a property?
To submit an application, you’ll typically need a government-issued ID, recent proof of income (or a guarantor’s financial details), and possibly a work or study document. Specific requirements may be outlined in the property details.
How much time does it take to hear back about my application?
Responses to rental applications usually take a few days to a week, but this depends on the landlord’s process and the demand for the property. Be sure to check your email for updates or additional document requests.
Is it possible to adjust the rental price or conditions?
In most cases, landlords set fixed prices and conditions, but it never hurts to ask! Discussing details like longer leases or minor adjustments might be an option depending on the landlord.
What should I do if I have to move out before the lease ends?
If you need to leave early, you might be asked to find someone to take over your lease or pay a fee for breaking the contract. Check your rental agreement for details and talk to your landlord to explore your options.
This corner apartment is located in a small, recently built complex on the Rijnkade in the centre of Alphen aan den Rijn. The complex comprises six rental apartments and is accessed via a shared entrance on Koekebakkersteeg. A lift and staircase provide access to a communal roof garden and the storage rooms for the apartments. From the living room and the riverside balcony there is a clear view over the Oude Rijn and the Rijnplein with the theatre.
The apartment has an entrance hall with an extensive meter cupboard, a separate modern toilet and a bathroom fitted with a walk-in shower and a double washbasin with vanity. A dedicated laundry/utility room houses the washing machine space, the heat pump and the ventilation system and provides additional storage. Two bedrooms are located on the quiet side facing the enclosed inner garden. The living room is positioned on the Rijn side and connects to an open kitchen and a wide balcony with doors that open to the outside.
The open kitchen includes a cooking island with an induction hob and integrated extractor, a combi microwave/oven, fridge with freezer compartment, dishwasher, Quooker and multiple storage units. The entire apartment is finished with pvc flooring and underfloor heating throughout. Interior walls are plastered and finished to a neat standard. The building is equipped with full insulation, solar panels and an all-electric energy supply, and the riverside windows are fitted with electrically operated screens.
Communal facilities include a planted inner courtyard of approximately 150 m² and an additional south-facing sun terrace of about 55 m²; each tenant has access in addition to their private balcony. The apartment has an external storage room accessible via the communal courtyard. Parking can be arranged separately in a nearby covered parking garage. Other practical features include lift access, fibre and TV cabling, mechanical ventilation and partial furnishing. Pets are generally not permitted and smoking is not allowed in the dwelling; the rental contract is offered for an indefinite period with a minimum term of one year and a security deposit is required. Living area is listed as 93 m², external outside space 5 m², external storage 5 m² and volume 280 m³.
